No matter you are buying your first house or move up to your dream home, the buying process remains the same, these are the basic items you will need before talking to a lender for a home loan :
** last 2 years of W-2 tax return
** social security card
** 2-3 months job pay stub
** 2-3 months check statement
As of 6/28/10, minimum required credit score is 620 for a home loan application.

Credit Report and Tips to improve your Credit Score :
Every one is entitled to have ONE free credit report every 12 months through the 3 major credit bureau which is Equifax, Experian and TransUnion. It is a good idea to keep your credit report monitored, especially if you are planning to do some major purchase like buying a new home. You can obtain your free report without the score on http://www.annualcreditreport.com . You have to pay if you want to have the score, too.
There are some simple ways to improve your credit score, like using your credit card monthly and pay it off every time. Not the minimum payment, pay the whole balance every time. So just spend on small items as possible, and you can still stay afloat.
Pay your bill on time to avoid getting collection filed on your credit report. This is red flag to a lender.
These simple steps can help you to increase your credit score, it is easy to follow and I have confidence you can do it.
Why is it important to get a loan pre-approval before house hunting?
Before you spend all your spare time to look for a new home, it is wise to find out how much you can borrow from a lender, so you will know how much of a house you should look at. Also, the lender can give you a good faith estimate to let you know how much is your estimate monthly house note, with property tax and home insurance. So you know what you are getting into. It serves like a security blanket, and you know you won't go over board.

Every market is local and different from each other, so pricing to sell needs some preparation before putting your house on the market.
